The condominium is an extraordinarily flexible and creative fractional real estate ownership structure for increasing the value of property and for solving a variety of simple and complex zoning and land use problems.

When a property is converted to a condominium, each unit owner shares in the cost of the ownership and maintenance of the underlying land and other common improvements on the property. This creates opportunities for people to own both residential and commercial real estate in situations where it might not otherwise be affordable. For the same reason, converting a house, multifamily property or commercial building to a condominium can increase the value of a property for the current owner, because the sum of the value of all the units is usually worth more than the value of the unconverted property.

Converting a property to a condominium is also an exceptionally useful tool for solving troublesome zoning and land use problems efficiently and economically. Often times it is possible to subdivide or permit a parcel of land for development by converting the property to a condominium where conventional variance and other permitting procedures do not work.
